How We Screen Rental Applicants

We have standardized screening criteria that are used to determine eligibility for all applicants. At CRMG, we are committed to ensuring that all residents maintain a respectful, responsible, and harmonious living environment.
Our screening process is designed to assess the qualifications of applicants based on several key criteria:
- Rental History: We require a positive rental history, including timely rent payments and good standing with previous landlords. References may be requested.
- Credit Score: A minimum credit score is required where applicable to demonstrate financial responsibility. We assess the applicant’s ability to manage debt and make timely payments.
- Income Verification: Applicants must demonstrate a stable income that is at least 2.5 times the monthly rent. This ensures they can meet the financial obligations of the lease.
- Criminal Background Check: We conduct a criminal background check to assess potential rental risks. Criminal convictions may impact eligibility.
- Employment History: A steady employment history is important. Applicants are required to provide recent pay stubs or proof of employment or equivalent in meeting screening criteria.
- Pet Policy Compliance: If applicable, pets must meet the property's size, breed, and quantity restrictions, with appropriate deposits and fees.
- Application Fees: A non-refundable application fee is required to cover processing costs.

As part of this process IPM was instrumental in interviewing and hiring contractors and vendors, making recommendations for marketing the units for rent, and replacing the on-site staff.
